Riversong is a master-planned community developed by Tamani Communities along the Bow River in Cochrane, Alberta, featuring a 100-acre nature reserve, extensive pathway systems, and an award-winning approach to sustainable community planning. The Pointe at Riversong Phase 4 brought a new showhome parade to market with homes ranging from the $400s to over $1,000,000, developed in partnership with Tricoastal. Blair and Co. designed the full showhome parade signage system for the launch, creating a coordinated suite of exterior signage that established the Riversong brand presence on site from the first day buyers arrived.

A showhome parade is one of the highest-intent buyer moments in new home marketing. A person who has driven to Cochrane, found the community, and pulled into the showhome parade is not browsing. They are evaluating. The signage system at that moment needs to do three things simultaneously: establish the quality and character of the community brand, orient buyers through the parade, and communicate the specific product and pricing information that drives the next step in the purchase decision. The Riversong brand had a strong visual identity built around a refined navy and gold palette, a botanical feather motif, and a tone of natural elegance that reflected the Bow River setting and the community's environmental commitments. The signage system needed to carry that identity at full exterior scale, across banner flags, monument signs, directional signage, and A-frame panels, in a way that felt cohesive and premium from the street and through the parade experience.

Methodology

Blair and Co. developed the Riversong showhome parade signage as a complete exterior brand environment rather than a collection of individual signs. The navy and gold palette anchored every element of the system, from the tall banner flags carrying the Riversong name and botanical motif to the monument sign presenting The Pointe Phase 4 pricing and showhome hours. The banner flags were designed to line the parade approach, creating a branded arrival experience that signals to buyers they have reached a destination worth their time before they step out of their vehicle. The monument sign was structured to carry the key commercial information a buyer needs at a glance: the development name, the phase, the price range from the $400s to over $1,000,000, and the showhome hours for weekday and weekend visits. The directional Sales Centre sign with an arrow panel gave buyers clear wayfinding into the parade without requiring staff to be stationed at the entrance. Every element of the system was designed to fabrication specification and produced in materials appropriate for Alberta exterior conditions across all seasons.

Process

Blair and Co. worked from the Riversong brand standards and the specific requirements of The Pointe Phase 4 showhome parade layout to develop a signage plan covering all exterior touchpoints from the community entrance to the individual showhome frontages. The banner flag system was designed first as the primary brand arrival element, with the botanical feather motif and Riversong script scaled to work at height and at distance for approaching vehicle traffic. The monument sign was developed to carry the full product information hierarchy in a format that balanced brand elegance with commercial clarity, using the navy base, gold typography, and structured information panels to present pricing and hours in a way that felt appropriate to the quality of the product on offer. Directional and wayfinding signage was designed as a consistent family with the monument and banner elements, using the same palette and typographic treatment to maintain brand coherence across every sign a buyer encounters from arrival to showhome entry. All artwork was delivered fabrication-ready for exterior production and site installation.

Outcome

The Riversong showhome parade signage system gave The Pointe Phase 4 a polished, coordinated brand environment at launch, reflecting the premium positioning of a community offering homes from the $400s to over $1,000,000 in one of Alberta’s most desirable small-city locations. The banner flag approach transformed the parade arrival into a branded experience rather than a functional exercise in wayfinding, reinforcing the Riversong identity and the quality of the community before buyers reached the first showhome door. The complete signage suite gave Tricoastal and Tamani Communities a professional and consistent presence on site throughout the parade period, supporting buyer confidence and reflecting the calibre of the homes being offered.
