The Stockwell Downtown is a boutique four-storey condominium development by Innocept Developments at 710 Stockwell Avenue in Downtown Kelowna, offering 32 carefully crafted one and two-bedroom homes with nine-foot ceilings, open-concept living, oversized windows, mountain and city views, a community garden, and a parking stall with every suite. Completed in 2017 and sold out through Fortune Marketing's Kelowna sales gallery, The Stockwell positioned itself as the intelligent alternative to highrise downtown living in the Okanagan. Blair and Co. designed the floor plan handouts and sales collateral suite that buyers took away from the presentation centre, including the project branding applied across business cards for the sales team.

A floor plan handout is one of the most important pieces of collateral in a presale condo campaign. It is the document a buyer takes home after a presentation centre visit, lays on their kitchen table, and uses to make one of the largest financial decisions of their life. It needs to be clear enough to be genuinely useful as a technical document, polished enough to reinforce the quality of the product, and branded strongly enough to keep the project top of mind when the buyer is comparing it against three other developments they visited the same weekend. The Stockwell brand was built around a restrained, premium palette of dark charcoal, warm gold, and white, with a typographic identity that felt urban and considered without being corporate. The floor plan handout needed to carry that identity while also functioning as a precise and readable technical document, with unit dimensions, indoor and outdoor square footages, floor stack diagrams, and feature callouts all clearly communicated for a buyer who was genuinely trying to understand what they were purchasing.

Methodology

Blair and Co. designed the Stockwell floor plan handout as a dual-purpose document: a technical floor plan presentation and a brand touchpoint that reinforced the quality and character of the project at every glance. The Stockwell wordmark was placed prominently at the top of the document, with the Mosaic Homes builder mark anchored at the base, giving both the project brand and the developer brand clear and appropriate positions in the hierarchy. The floor plan itself was drawn and presented with the precision and clarity that a buyer making a major purchase requires, with all dimensions, room labels, and square footage notes legible at a comfortable reading size. The floor stack diagram on the right-hand side of the document gave buyers an immediate visual sense of where their specific unit sat within the building, a practical detail that the presentation centre conversation often cannot cover thoroughly enough. Feature highlights including the feature opening wall unit were called out directly on the plan to draw attention to differentiating elements of the suite design. The gold accent colour was used selectively to highlight key information without overwhelming the technical content of the document. The sales team business cards were designed as a matching system, carrying the same dark charcoal base, gold wordmark, and clean white typography as the handout, giving every buyer interaction a visually consistent brand experience from the presentation centre to the follow-up call.

Process

Blair and Co. worked from the Stockwell brand standards and the technical floor plan drawings provided by the development team to produce a handout layout that balanced brand presentation with functional clarity. The document was designed to work as a single-sided A4 or letter-format sheet that could be produced cost-effectively at volume for the presentation centre while maintaining the premium visual quality of the project brand. The floor stack diagram was developed as a custom graphic element that communicated the unit’s building position clearly without requiring a full architectural section drawing. Business card artwork was developed in parallel, ensuring the sales team collateral was ready for the presentation centre opening. All artwork was delivered production-ready to print specification.

Outcome

The Stockwell floor plan handouts and sales collateral gave Innocept Developments and the Fortune Marketing sales team a polished, brand-consistent set of buyer takeaways that reflected the quality and character of the project at every point of contact. The clarity and precision of the floor plan presentation supported buyer confidence in the purchase decision, giving prospects everything they needed to evaluate the suite accurately after leaving the presentation centre. The Stockwell Downtown sold out all 32 units, completing in 2017.
