ICM Asset Management is a Calgary-based registered alternative investment fund manager and portfolio manager focused on real estate, private equity, private debt, and infrastructure strategies, managing more than 650 million dollars in assets across multiple investment vehicles. Blair and Co. produced the 2017 Annual Report for ICM VII U.S. Core Plus Realty Trust, a private fund investing in commercial real estate assets across the Southeast and Midwest United States. The report covered the Trust's business activities, investment portfolio, management discussion and analysis, financial review, and audited financial statements for the year ended December 31, 2017.

ICM Asset Management manages capital for retail, private client, and institutional investors who have placed their trust in a team whose philosophy is built on three principles: value, discipline, and results. The annual report for the ICM VII Trust was not a compliance document. It was a client communication, a trust-building tool, and a reflection of the transparency and accountability that ICM's management team holds as a core operating value. The vision for the report was to give unitholders a clear, professional, and honest account of where the Trust stood at the end of its first full calendar year of deployment, what management had achieved, where the portfolio was heading, and how ICM as a firm was evolving across asset classes and geographies. The report needed to communicate with the precision appropriate for a sophisticated investor audience reviewing audited financials, while also giving the management team a platform to articulate their broader strategic vision for ICM's future, including its registration as a portfolio manager and investment fund manager, its first property acquisitions outside Canada and the United States in Mexico City, and the launch of its first private equity strategy.

Methodology

Blair and Co. approached the ICM VII Annual Report as a financial communications document that needed to serve two distinct but equally important purposes. The first was rigorous financial reporting, covering the Trust’s audited statements of financial position, comprehensive income, changes in unitholders’ equity, and cash flows prepared in accordance with IFRS, along with the management discussion and analysis covering investment income, expenses, net income, asset composition, distribution history, and risk management. The second was strategic communications, giving ICM’s management team a voice to speak directly to unitholders about the firm’s trajectory, its investment philosophy, its view on the U.S. commercial real estate market, and the specific performance achievements and forward outlook for the ICM VII portfolio. The layout and design needed to reflect the institutional quality of the fund and the seriousness of the capital being managed, while remaining accessible and readable for investors whose primary interest was in understanding what had happened to their investment and what would happen next.

Process

Blair and Co. worked with the ICM Asset Management team to develop the full report structure, covering the fund platform overview, the message from the ICM team, the property portfolio with individual building profiles across all eight properties in five states, the management discussion and analysis, the financial data review, and the complete audited financial statements with notes. The property portfolio section was developed to give unitholders a clear and tangible picture of the assets their capital was deployed into, with each property profiled by type, location, year built, square footage, occupancy rate, and key tenants. Charts covering the portfolio by state, by asset category, by tenant industry, and by lease expiry schedule gave investors a structured view of diversification, concentration risk, and the leasing pipeline. The management letter from Managing Director John Courtliff addressed the ICM firm’s evolution, its registration achievements, its geographic expansion into Mexico, the launch of its private equity strategy, and the specific performance of the ICM VII Trust including renovation completions, above-underwrite lease rates, and the planned disposition of two Florida properties. The audited financial statements were produced and formatted to the standard required for a registered investment fund under IFRS, with independent audit sign-off from a Calgary-based chartered professional accounting firm.

Outcome

The 2017 ICM VII U.S. Core Plus Realty Trust Annual Report gave ICM Asset Management a professional, thorough, and transparent unitholder communication covering a year in which the Trust delivered quarterly distributions across all four quarters, achieved appraised values exceeding purchase price plus capital expenditures on all eight properties, executed a new lease at Campbell Creek at above-underwrite rates, and acquired a 35 percent interest in Jefferson Plaza in greater Atlanta. The report positioned ICM’s management team as disciplined, accountable, and strategically forward-thinking, consistent with the firm’s stated commitment to transparency as the foundation of trust with its investor base.
