Pricing a rental unit without knowing what the building across the street is charging, what finishes they are offering, and what they are giving away to get leases signed is not a strategy. It is a guess. Blair and Co. produced a complete competitive survey of 29 rental buildings across Calgary's Downtown and Beltline corridor, benchmarking every variable that drives a leasing decision: unit pricing, price per square foot, damage deposits, utility inclusions, active promotions, parking costs, suite finishes, appliance packages, and building amenities. Each building was profiled individually. Four pricing charts gave clients a precise view of where they sat in the market at both a headline and a value-per-square-foot level. The result was a single reference document that replaced guesswork with evidence and gave leasing teams, developers, and asset managers the competitive intelligence to make decisions about pricing, promotions, and product investment that were grounded in what the market was actually doing, not what they assumed it was doing.
